Alpha Chem Solvent External Water Seal MXW-501 is a high performance, solvent-based water repellent supplied in a handy 5 litre container. It is specially formulated to provide a clear, breathable, water-resistant finish on many porous exterior surfaces, including masonry, brick, render, concrete, pebble dash and exterior timber previously treated with a preservative.

This micro-porous transparent treatment penetrates deeply and chemically bonds with the substrate to give long-lasting water repellence and strong beading. It is unaffected by UV light and helps protect exterior surfaces from water ingress and weather-related deterioration. Not for use on natural stone.

How to Use

• Ensure surfaces are dry, sound, clean and free from dirt, dust, oil, grease and organic growth before application.

• Surfaces may be washed down with clean water only; do not use soaps or detergents as they can affect penetration.

• Do not apply for 2–3 days after rainfall; the substrate must be sufficiently dry to allow good penetration.

• Shake the container well before use. Do not dilute – the product is ready to use.

• Apply liberally by soft-bristled brush, roller or low-pressure spray using a coarse nozzle to avoid fine misting.

• Start at the top of the area and work downwards, allowing run-off to wet the surface below and ensure full coverage.

• On masonry, a single generous application is usually sufficient; very porous surfaces may require a second coat once the first has dried.

• On exterior wood, typically apply two coats.

• Mask windows and other glazed areas to prevent contact; wipe any splashes immediately with white spirit.

• Clean all tools and equipment with white spirit immediately after use.

• Do not attempt to over-paint treated surfaces; Exterior Water Seal should be used as the final treatment as it may affect adhesion of future coatings.

• What surfaces is this 5L water seal suitable for?
  It is designed for exterior use on masonry, brick, render, concrete, pebble dash and exterior wood that has already been treated with a preservative. It must not be used on natural stone.

• Can I paint over Alpha Chem External Water Seal after it has dried?
  No. This product cannot be over-painted and should be used as a final clear treatment. It can interfere with the adhesion of subsequent paints and coatings.

• How many coats are normally required?
  Most masonry surfaces only need one liberal coat. Very porous surfaces may benefit from a second coat once the first has dried. Exterior wood typically requires two coats.

• What coverage can I expect from a 5L container?
  As a guide, coverage is around 2–4 m² per litre per coat depending on surface porosity, so a 5L container may cover approximately 10–20 m² per coat.

• Can I apply this soon after rain or on damp walls?
  No. Do not apply within 2–3 days of rainfall and avoid using on wet substrates. The surface needs to be sufficiently dry to allow proper penetration and long-lasting water repellence.

• How do I clean tools and deal with splashes on glass or other unwanted areas?
  Clean brushes, rollers and spray equipment with white spirit immediately after use. Any splashes on windows, glass or smooth surfaces should be wiped off straight away with white spirit.
